Project Overview
This project in Seamer was a full new build roof on a brand new home and a very large free standing garage. The owners wanted a finished roof that would look sharp, last for decades, and handle the local weather without any trouble. They also wanted a professional company that could guide them through the whole process, from choosing the right tiles to picking the right roofing systems for the shape and pitch of the build.
Our role went well beyond fitting a roof. We walked the owners through the options, explained the strengths of each system, and helped them settle on materials that matched the style of the house. Guiding the Clients Through Tiles and Systems
New build roofs come with a long list of decisions, and most homeowners have never had to make them before. Tile colour, tile profile, membrane choice, batten spacing, vents, flashings, and fixing patterns all need to line up with the shape of the roof and the look the owners want. Quad Velux installations are not your standard job. The timber work has to be planned carefully around the window openings, the flashings need to tie in as one continuous weather seal, and the tile cuts around each opening have to be tight and clean. We took our time setting out every opening, made sure each unit sat perfectly square, and dressed the flashings so the finished roof sheds water exactly the way it should. The results are bright, airy rooms that feel open to the sky.
The House and the Large Free Standing Garage
Alongside the main house, this plot included a huge free standing garage that also needed a full new build roof. That added a lot of square metres of tile work, another set of flashings and trims, and extra scaffolding to manage safely. We treated the garage roof with the same care as the house, matching the tiles, keeping lines straight, and finishing the verges and eaves so the two buildings look like they belong together.
On a site like this, coordination is everything. Deliveries have to land in the right place, scaffolding has to serve two buildings, and waste has to be cleared without getting in the way of other trades. We kept the site tidy and safe throughout, with a clear plan for each day so the whole new build programme kept moving.
Two Weeks on Site from Start to Finish
With the scale of the house, the size of the garage, and the complexity of the quad Velux windows, the job took around two weeks on site. That included scaffold setup, membrane and batten work, tile loading, window installation, flashing and lead detailing, ridge and hip finishing, verge trims, and a full site clean before we pulled off. Two weeks is a realistic timeline for a project this size, and we stuck to it without rushing the details.
The final cost for the complete new build roof across the house and free standing garage came in at £25,000. For that budget the clients received a properly specified roof, owner-led installation, rare quad Velux windows fitted to the highest standard, and a finish that should look and perform brilliantly for many years. They also got clear updates throughout, so there were no surprises at the end.
